House Manager | UHNW Private Household

£80,000.00-£120,000.00+ (DOE)|London|Permanent, Live-out

The Staff Directory is seeking an experienced Private Property Manager for a UHNW private client. This is a position of considerable trust, suited to someone who combines practical property knowledge with exceptional organisation and a clear understanding of how a luxury private residence should be maintained and presented.

The household’s approach is relaxed and personable, with exacting standards behind the scenes. Every detail matters, from the condition of the property and its systems to the quality of work undertaken by contractors. The successful candidate will take pride in maintaining immaculate residences where everything is carefully considered, properly organised and ready when required.

Working with considerable autonomy, you will take ownership of day-to-day property requirements, anticipate maintenance needs and ensure work is completed thoroughly. You must be comfortable making sound decisions independently, while recognising when to seek approval or bring an issue to the principals’ attention.

Responsibilities

The Role

Property operations and maintenance

  • Oversee the ongoing upkeep, condition and operational readiness of private residential properties.
  • Establish and maintain preventative maintenance schedules, service records and property checklists.
  • Conduct regular inspections, identifying issues early and arranging appropriate remedial work.
  • Coordinate servicing and repairs across heating, cooling, plumbing, electrical, security and other household systems.
  • Ensure interiors, exterior areas and amenities are maintained to the standards expected within a luxury private household.
  • Respond calmly and effectively to urgent maintenance issues, arranging suitable support and keeping the relevant parties informed.

Contractors and project coordination

  • Source, appoint and oversee suitably qualified contractors, specialist trades and service providers within agreed authority.
  • Obtain quotations, assess proposed works and monitor costs, timelines and quality.
  • Coordinate repairs, improvements and refurbishment projects, minimising disruption to the household.
  • Supervise access, check completed work and follow through on outstanding items.
  • Maintain productive relationships with suppliers while holding them accountable for their work.

Household readiness and presentation

  • Work closely with household staff to ensure properties are immaculate, fully functioning and prepared for arrivals.
  • Coordinate preparations around the principals’ schedules, preferences and changing requirements.
  • Ensure maintenance activity respects fine interiors, specialist finishes, furnishings and valuable items.
  • Monitor household inventories, equipment and essential supplies.
  • Maintain clear procedures for properties during periods of absence, including inspections, security checks and preparation for reoccupation.

Administration and reporting

  • Maintain accurate property records, warranties, manuals, inventories and contractor details.
  • Monitor budgets, review invoices and track expenditure.
  • Coordinate service agreements, utilities, insurance-related administration and required inspections with the relevant advisers.
  • Provide concise updates on property condition, ongoing works, expenditure and matters requiring a decision.
  • Develop practical systems that support consistency and accountability without creating unnecessary administration.

Key requirements

The Candidate

We are looking for a capable, discreet professional with relevant experience managing high-value private residences or estates.

You will bring:

  • A strong practical understanding of residential property maintenance and building systems.
  • Experience overseeing contractors, managing projects and maintaining demanding standards.
  • Excellent organisation, attention to detail and reliable follow-through.
  • Sound judgement when working independently, including clear respect for spending limits and approval requirements.
  • Absolute discretion and a responsible approach to access, keys, confidential information and household security.
  • The confidence to identify problems, propose sensible solutions and see them through.
  • A personable, professional manner and the ability to work constructively with principals, household colleagues and external specialists.
  • Flexibility to accommodate changing priorities and property requirements.

This role will suit someone who enjoys taking responsibility and understands that successful private property management depends on consistent care, anticipation and trust. You should be equally comfortable discussing a technical issue with a contractor, checking the finer details of completed work and ensuring a residence is ready for the principals’ arrival.

Further details will be shared with suitable candidates during the recruitment process.
